I suspect near half my local investments have purchase to rent ratios over 2%.   

Inflation is funny that way & i highly suspect this drags on longer than folks would like.

That makes me even more suspect but that is just me.

If this is the case for this property as I suspect it is, I would sell and buy in a better location where rents are higher as you will just keep losing more and more money over time on this property.

I'm not sure why they gave me the initial address in the first place, but I suspect they were temporarily living w/ a friend or boyfriend - but I digress.  

I suspect though a copy of a bank account not int he buyers name would not work.

I suspect a more accurate total cost is $125k at the low end.In general adding an ADU is a poor RE investment.
