U get wealthy in RE with equity quality and appreciation.

If you don't mind driving a little bit you can find nicer multi family in some of the ring areas - Oxford (Miami U), Richmond Indiana, Greenville, Eaton, St Mary's - all these places are commuting distance to Dayton but decent little towns in their own right. 

U do not become an accredited Investor without having some good smarts.

U know high end cars  like owning a Mercedes is some lavish expensive car all cars are expensive these days..

1031 crowd fund is an organization that does 1031 property exchange,  U can invest with them on properties,  U need around $25,000.00 and I was looking to see if anyone knew of them and are they trustworthy or scam?

It is very, very hard to cash flow in Oakland, Shadyside, Sq Hill, etc.It may be worth looking into some of the small schools in the surrounding areas such as IUP, Cal U (now known as Penn West), Slippery Rock, etc.
