@Ben CaponeHey Ben, since you’re already experienced in rentals, the Midwest can be a great place to buy undervalued properties with solid cash flow and upside, you can focus on B and C grade neighborhoods that often offer strong returns, plus there are off-market deals you won’t see online, the key is building a local team and contractor network to make managing and rehabbing much easier, it’s a lower-cost market with opportunity to flip or hold for steady long-term growth

The extra diligence upfront saves a lot of stress later.Get everything in writing — use a solid lease template (there are great state-specific ones online) and document all move-in/move-out conditions with photos.Separate your finances early — open a dedicated rental account so income and expenses don’t mix with personal funds.

The problem with learning about any type of business/investing on Youtube, books, etc. is that many of them don't know what they're talking about and are not real estate investors, they're online course peddlers.

They can’t review the “hot” deal their broker just sent them because they’re too busy categorizing emails in color coded category’; they can’t attend the on line networking session because they need to switch over to a more detailed CRM system; they can’t visit the property going up for auction because their scheduled weekly garage cleaning is running overtime…..The Student – This person never feels they have enough knowledge, experience or education to properly evaluate an investment.

Credit card transactions still have to be entered manually.We actually use QuickBooks Online (QBO) for our accounting since it gives us more flexibility and reporting options.I’d also love to see an in-app calling feature (right now it’s text only).More flexibility to create custom CRM statuses would be nice too.I haven’t tried many other platforms yet, but for now AppFolio covers most of what we need pretty well.
