We work with the institutional HML and the programs are evolving and as Patrick mentioned the experience factor is playing a bigger role.

But when you look at the TSMC computer chip factories and other high tech companies moving into the area, it's anybody’s guess.  

been following boxabl  but I have yet to see them in the wild.. they are located in Vegas ( factory) and its a very limited product mainly an ADU from what I see.

Now not sure what his overhead is to get to that number suspect 10k a month or so for marketing. then the other factor is he is VERY GOOD on the phone and closing deals. 

@Khursten CornwallPersonally, I agree with your thoughts on buy with HELOC and refi, but there are several factors at play.Like you said, I like to keep my HELOC capacity for short term investments given its variable rate, or worst case a major unexpected capital need for me or my family (not to be confused with keeping in savings).The major factor I would look at is: are you actually increasing the value of the new property with your work. 

Another factor I considered is that the role will help me understand RE markets better and be looking at a lot of deals.

Now the suppliers to TSMC are announcing factories in the same area which along with all the new battery manufacturers south of Phoenix are bringing a revolution to the Phoenix economy.
