Scottsdale and the East Valley are very popular for Airbnb's due to the constant influx of events such as golf tournaments, spring training, auto shows, and so on.

Also, short term rentals have been known to fetch up to 20K just for one week during The Masters Golf Tournament.  

I also love how close it is to all of the universities in downtown Newark which will give students (primarily graduate students which also makes me feel better as there will probably be less weekday beer pong tournaments) easy access to the city on weekends and class on weekdays!

I would stick with a single family 6-9 bedroom as there are far less of those than condos, townhomes and smaller single family..so more opportunity to capture larger families, tour groups, sports league tournaments etc.Hope this helps!

I would make it unpleasant for someone that overstayed their welcome.I have been doing this for about 10 years and have never had any cause for concern about someone not leaving when they were supposed to.I have a fishing team staying at the house that are in a tournament.
