House needs work and doesnt qualify for a conventional load because of incomplete projects (bathroom needs put back together etc.)

Before pouring a 4-inch concrete slab, he had the space piped for a bathroom and kitchen, just in case.

Then replacing flooring, repainting several areas, redoing bathrooms because the tub had to be pulled, and replacing cabinets that were pulled and damaged when removed. 

You are going to struggle with the rent-by-room strategy without an adequate number of bathrooms.
