I am working with someone right now who is equity rich cash poor and has no exit strategy except take on more debt that they cannot afford.

This time around I did not take it to Kiavi since I did not like how they handled the revisions and did not want to provide any exceptions on pricing.

This year was an exception but being near Disney we usually get a decent number of foreigners and they mostly watch soccer and cricket and things like that so they have their own streaming subscriptions. 

However, like ANY market, there are exceptions, and with as much inventory as their is in TN, I'm sure some deals are up on the table right now once negotiations start. 

My advice with just a couple of exceptions perhaps is to stay away from investing in condos and especially Dallas Condos. 

Bending this policy can, in our experience, lead to a problematic cycle.However, for long-standing tenants with a consistent payment history, we are willing to make a one-time exception.

These tenants are the exception, not the norm.

The exception is if the deal lets you buy a direct property interest—e.g., a tenant-in-common (TIC)—so you’re exchanging real estate for real estate.

Future Lesley loves appreciation and equity, except you can not spend it.   

There have been many instances where they have killed my deal and I had to take it to a true wholesale shop with an exception to get it closed out.
