First, if you're getting $75/month in CF ($9k/yr), and you put $110k in cash in, your CoCR is 9%, not 9.5%.Second, and this is the number that counts (% mean nothing, and will lead you to illusions), if you're getting $9k in cash back/year, and you put in $100k in cash, it will take you (if all goes perfect) over 11 years to recover your cost (cash).

Note I have no illusion that this path will create returns close to equivalent of what I used to be able to achieve via brrrr (I have infinite return on most of my existing portfolio) 2) sophisticated partition via coop/Tic and maybe CA SB9 on my OO.

So the seller has no illusion that the optionee is required to purchase his property, he’s merely getting some cash for giving the optionee the RIGHT to purchase within a certain timeframe - IF he chooses.I think those that are both experienced AND well capitalized have a chance to survive with either of these two scenarios, or perhaps another that complies with the new rules in effect.

They legitimately feel that it would be amazing to sell to us.While everyone just turns off their brains, and work harder instead of smarter just for that illusion: "see I did so much work, it has to mean I am closer to the reward", but sadly it is all it is an illusion.I rather work smarter, not harder and have whoever that is motivated, come and find me, instead of me chasing them.

@Barbara Kennedy if you put a house on a website with picture bed bath etc and give the illusion your selling it.. and or put an add in Craigs list again in the homes for sale section that is illegal in Oregon.. assigning contracts is not.. but pretty hard for all but the most established to be able to actually do it without violating the laws.. and one trip to salem to talk to the DRE will cure you of that LOL
