Hey Ryan,Originally from Bentonville, grew up there, and between the multi-billion dollar Art Museum, world-class biking trails (including the new one that is going to look like a ski-lodge in Bella Vista) and all the work that Wal-Mart is doing to build up their new campus, Bentonville/Rogers is probably your primo spots to start if you can break into the market (high prices and not slowing down).You've also got a very fast growing medical corridor developing along I-49 down Rogers-Springdale-and into Fayetteville.

It was a crazy oversized monster house that we converted.The "dream" for me would be the large loan to purchase the other property and then begin expanding this one to have homes/cabins to rent...this can be Airbnb also, but I have a captive audience who want onsite lodging during their weddings!

I wish I had added Airbnb a month after I felt comfortable with my PMS and Vrbo.I wish I had worked harder to achieve an earlier date-placed-in-service for tax purposes.I wish I had attended the Avalara MyLodgeTax Lodging Tax 101 within days of closing to understand all the state, county, and local taxes and licenses.I wish I had known I was responsible for collecting and remitting taxes from Vrbo bookings because of the API connection to my PMS.I wish I had hired one cleaner at a time from Turno to build trust with one another and pride in keeping an orderly supply closet.I just hit the first anniversary of the date-placed-in-service, and there might be other “wishes,” but these are what immediately came to mind.I would bought as many properties in 2008 as possible!
