I got someone who complained about an insect getting in the pool, despite the fact they never swam or sat outside their entire visit; they had messaged me after they left about it and I suspect they were angling to try to get some money out of me, and when I failed to give them any they left me a poor review with that complaint.

Crystal Huffman Really getting to know a neighborhood or county?
21 July 2025 | 5 replies
In addition to visiting in person (which is ideal if you can swing it), here are a few ways I try to get a deeper feel for a neighborhood remotely:Talk to service providers: Property managers, handymen, and even local inspectors often have unfiltered insights about which areas are landlord-friendly, where tenant turnover is high, or where to watch for deferred maintenance issues.Use tech creatively: Google Street View is great, but I also look at local YouTube channels for neighborhood drive-throughs, town hall meetings, or even local vloggers — it’s surprising what you can find that way.Tap into community chatter: Reddit threads (like r/phoenix), Facebook groups, or Nextdoor can give a candid view of what locals think about crime, schools, and quality of life.
Tony Christian Florida Landlords: You Can Now Send Legal Notices by Email
22 July 2025 | 2 replies
Big news if you own rentals in Florida:Beginning July 1, 2025, the law (Florida Statutes § 83.50) now allows landlords to email legal notices. The catch: - You and your tenant must agree in writing in the lease. - The email address must be clearly listed. Why this matters: - No more printing, mailing, or taping to the door - Faster, trackable communication - Easier to prove delivery in courtIf your lease doesn’t have that clause, this won’t apply.
