@Shlomo Rozen I've seen this type of "partnership" work, but most often do an ugly meltdown.Nobody wants to spend the time & effort to properly establish a formal partnership, with an LLC, Operating Agreement, etc.So, when negative cashflow requires the partners to inject their own capital - there's finger-pointing and a meltdown.Proceed with MAX caution...

Those would be important questions and then just see what other value they could bring to the table, maybe trusted lender or property management partners.

When I do a flip, I am the money and my partner is everything else.

I just want to start with one single family home, but I can't see a route where I can do this without partnering alongside someone with experience to help with finding an architect, zoning, contractors, utilities, etc.

Or anybody with experience that is looking for a partner?

Option 2: Do not restart tattooing, and instead leverage my available time to help deal find, manage rehabs, etc. and partner with someone who is lendable right now.
