My two cents is that you have more simplicity and the capital partner is better protected by utilizing that last one - the loan option.

One lender suggested I might qualify for stronger terms if I partnered with an experienced flipper.

If the partner was only a capital partner and had no involvement with the build would a 50:50 split be worthwhile for the capital partner?
