Our lender and real estate agent say that the goal is to have the seller cover closing costs.My thought with house hacking for 2 years until my husband is out of school is that it's better to pay a monthly mortgage (and have the second unit also contributing) to our equity that can be used in a 1031 exchange for a property wherever we may move to than to pay the same amount in rent to someone else.Thank you for the advice.

@Lisa Lucero, what you are referring to is what we call a diversification exchange, when you sell one investment property and 1031 exchange into multiple smaller investment properties.
