This gem is had vinyl windows, some refreshed baths and kitchens, a newer roof, sleek vinyl siding, and brand-new furnaces and hot water heaters installed in 2023.

From there, I break it down by room or by component—flooring cost per sqft, average bedroom refresh cost, things like that—and come up with a rough estimate.That said, it’s always better to have a good spread going in.

It’s refreshing to see the emphasis on patience and realistic expectations, especially for those starting out in real estate investing.

The building is aging but in overall good shape, although it needs a paint/refresh for sure.

Question for you (more of a memory-refresher, perhaps):  If we purchase a property with hard money, enough to cover the purchase and part/all of the rehab, and take a loan from the LLC, as you covered here, to cover whatever out-of-pocket costs we might still incur, would we be able to refinance both the hard money loan and the secondary loan from the LLC?
