The duplex unit is only a small 2/1 and I doubt that the shower would big enough to be wheel chair accessible, but for sure it will need safety grab bars.  

I have no experience in Real Estate, so I've been studying AZ and TX laws and looking at student housing in Tucson.

The investors would be advised to pool together some capital to retain the services of an experienced securities law firm to do an analysis of whether they have cause for complain, cause for lawsuit, and reasonable chance of collection.  

It seems to me to be a flawed safety net for new people.
