These guys are real scum bags. 

I would venture to guess that this strategy does not work in all markets.Also for those who think just tie it up and flip to DR is something easy this is not the case.. they are famous for changing their mind and walking from EM leaving the lot developer holding the bag.. 

Last thing you want is to be holding the bag when the job isn't done to code or is shoddy work.

As @Don Konipol pointed out, leverage increases risk, it doesn’t reduce it, so once again, Tardus has no fiduciary responsibility and if one of the investments they “suggest” blows up, it is the individual left holding the bag, so to speak.I am not a finance guru and while I cannot articulate as eloquently what Don was saying, I do understand it…primarily from real life experience. 

It's time to wise up, realize the cat is out of the bag of the bad business model you have before you are having to be accountable and behind bars for what looks like a Ponzi scheme and many people before you all are paying their dues the hard way. 

And here is a key thing, early into it for discovery conversation I ask "If I buy this, let's say at $____, and I pull up a brinks truck at closing handing you bags of cash for it, do you have any use or plans for where you'd put that $ now?"

I also realized that life was a lot more expensive than I had budgeted for, and some big capex issues came up with our properties that would have been too expensive to deal with remotely, and traveling with even just one kid dirt-bag style was not nearly as much fun as it was when I had done it for a few years after college before kids.
