Looking to pay under $3.5k.Truthfully on the couches across wayfair, joybird, and article and C&B all look similar in design, so is the construction that different to warrant the price difference?

@Josh Ball mentions, there are issues with foreign investors but, nowadays, it's not necessarily on the tax front anymore.

Courts in Franklin County tend to move fairly quickly once everything’s filed properly, so getting the ball rolling now could save you a lot of time and money.

However, you can certainly get the ball rolling ahead of the scheduled move-out (ensure certain utilities stay on, call cleaners & maintenance, etc.).

It's just as easy for them to cancel the listing than accept a low ball.

The ball was dropped and it sold for $362.5k (I would have definitely been able to offer more but we were told there were 5 offers higher than ours, seems likely that was BS in hopes we would raise our offer substantially - I suspect our offer was shopped as our initial offer was $90k over initial ask).  

We are looking for a new CPA, after many years with the same place, due to the ball being dropped too many times.

I think selling agent was lying to get a significantly higher offer from us but my son dropped the ball and did not stay on top of it.
