Have you had any luck using private investigators or skip tracing if the tenant disappears?

Or, there is a slew of cheap software out there to skip-trace.

Maybe you swear by Prycd for land, or prefer DataFlik and DirectSkip for skip tracing?

These give you features like skip tracing, message templates, tracking replies, and staying compliant with TCPA regulations (which is a big deal now with texting).A lot of people use it this way: They build a targeted list (from PropStream, County records, etc.), run skip tracing to get mobile numbers, and then upload them into the platform. 

You can literally prompt it to bring up any contract in any state, then add the specific information while doing county searches, skip tracing etc all within minutes. 

@Gaya Ben SimonThe classic methods of this era to start generating off-market leads are the cold calling/texting combo, which revolve around extracting data from services like PropStream, ListSource, etc...Skip tracing them and then cold calling/texting them with the endless amount of scripts that circulate this industry.

Fraudster ending up doing a couple of years of jail time.Took the better part of 18 months by my client's attorney, to get the various notices placed and traces on possible heirs (of the defrauded, rightful owner) completed and signed off on by a judge to finalize the foreclosure. 

I don't do BTC anymore because I really don't like how it's tracing the market, that's not a hedge.
