Yes it costs money for the coaching, but the typical investor would take decades of trial and error of other investing techniques and would probably never arrive a systematic way of approaching investing for cashflow as is created with the income snowball.

I still go to court because at a trial, someone needs to testify on the landlord side, and an attorney cannot do that.

If you can’t, then there is a trial.I would  suggest that what happens at trial will probably be governed first by the terms of your lease, but also by the landlord-tenant statutes of your state.

One thing I learned in law school (I haven't graduated so don't consider my words as legal advices) is that people threat to sue all the time and 99.9% of the time there will be no lawsuit or it get settled and never went to trial.
