Undecided whether I should use my VA loan and purchase a duplex which is about $380,000 zero down and use the down payment money for repairs and upgrading each unit.On the other hand I can remain renting in Seattle, save money and invest on multifamily property outside the state of Washington.

Some work I would need done would be some tile replacement in a bathroom shower, a leaky sink faucet replaced, and kitchen fan replaced / fixed, and possibly (I am undecided here, depends on how much the previously-listed runs for cost) some framing done - My property was originally built as a single-family home and split into a duplex, but shutting off / sealing off a door, which is still a door.

@Vanessa Deluca, they may be undecided on what entity they will take title - LLC, personal name, etc.They also may be doing a 1031 exchange which involved assigning the purchase rights to their QI.They may want the actual purchasing entity to remain anonymous for a while - think celebrities etc.They might be trying to simply get it under contract and then find a different end buyer.When the clause doesn't remove their liability to perform it eliminates most of the unscrupulous type wholesalers and is probably nothing nefarious..
