As soon as an item is placed into service, the lifespan of the item has started.For example if a water heater replacement is $1200 in your market and lifespan is expected to be 10 years, the water heater has maintenance/cap ex o $10/month.    2 water Heaters means $20/month.  

The cost of public water and public sewer bills have increased drastically.

All major appliances, AC unit, water heater are <5 years old. 

Upon move-out, there was substantial water damage to the flooring where their refrigerator was.

Water backed into the bathtub, and some seeped through the base of the toilet. 

You also have to be very cautious with the water service, electrical service, etc.

You should be able to install them pretty easily as long as you have proper access to a water/gas line/electric meter that can take the extra power for the dryer/washer.Should be paying about $1-$1.5k retail for each addition, 94 units, I'd be looking at $600-$750 each. 

I replaced the flooring, painted all the walls, new water heater, and a few other things.It was incredibly challenging during the renovations because I was doing all the work myself and things were moving slowly.

We have 4 large tanks that fill to add a buffer to water needs.
