If you feel like you're being mean, then lookup some resources for homeless or displaced women in your area and provide that resource to her and tell her you empathize with her.I don't know this persons story but it could be anything from true, to having personal life drama that you dont want in your rental, there could be illegal activities/drug use involved (pressured speech, confabulation of wild stories) or perhaps just unfortunate uncontrolled mental health disorder.

It will be their job to fill vacancies, collect rent, make repairs and handle emergencies.Buy in an area with some similarities to the area where you live, such as climate, demographics, or property age so that you have some idea of what you're dealing with.

I did do some modifications because I felt the plans were a little over built for our climate here but that only cost about $1000 which including the cost of the initial plans is still significantly less than a custom set. 

The climate is not that critical here.

The old retired landlords that I'm buying these properties off of are all wealthy and just moving to warmer climates bc they can, on multiple occassions I've been talking to these men about my longterm goals, and they have said "if you just stay here and do this you will be wealthy for life" .
