I have one door and my primary residence that I rent out the upstairs.In my rental over the last year I have had the following issues/calls:In the first week (when I think you will get the most calls from tenants):Toilet seat was wobbly (It was-very easy fix)Toilet seat wasn't flushing (plastic trip device broke. $10 fix)After that I had 2 calls over the course of the year:The AC unit wasn't draining properly and was leaking out into the house.

Covered patio to sit in the fresh air with some grass and flowers and talk.

I feel like if the plastic underpayment pad is put on properly, it would be adequate protection. 

Purchase: $160,0003 bed, 1.5 bath in Fontana, Southern California1110 sq ft condoTwo Story Unit, patio gated with parking entry, new cabinets with granite counter tops, new stainless steel appliances, new paint, laminated wood flooring, new carpet, new bathroom vanity and toilets, new shower tub, new blinds.

Try to identify the smell... grease, pungent food odor, mold/moisture, tobacco/other smoke, plastic off-gassing, paint off-gassing, pet smell, rodent odor, etc.

I prefer the multi colored plastic ones with the tag inside for writing the addresses on.

I put some of the tenants stuff in the patio and told her she can retrieve it from there.  

I plan on using metal washers rather than the plastic ones they come with it.

There was courtyard patio in the center of the building, and tenants could request to have planters assigned to them, so they could plant veggies or flowers, etc. 

Obviously water intrusion is the main thing you need to be worried about.Can the PM board that area up or at least cover it with plastic?
