It sounds to me the offer came from an investor who figured you were in a bad spot and you needed to unload the property or get out from underneath it.Clearly it’s a ridiculous offer.

They've seen significant increase in home prices as well as cost of labor/lumber but with that ARV's are also getting pushed and appreciation is happening for their older rentals or even saving some of them on their flips that they spent more than they budgeted for.

Obviously trying to unload these properties and generate interest at a lower list price.

General building supplies will come from Home Depot or Lowe's, and specialized lumber, etc. will come from some of the lumber yards.

Having material delivered saves hrs that they would otherwise be driving, loading , driving , unloading.

After about 6 months of doing that we had done 15 deals( wholesale flips) - we got lucky because one of the sellers had 10 properties to unload and we got them all sold - then we were off and running!!

I also have a back up plan of keeping it to build self storage on if I can't unload it quick enough for a reasonable profit.
