Just wondering how many here have had the brass to put something under contract without having a buyers list in place. If so, how did it go?

Yes. If it is a deal it will sell.

People worry entirely too much about a buyers list, find a deal then find a buyer. It works I promise.

I am in a hot market so its even more irrelevant but even in a cool market it's not that big of a deal.

Use title searches to your advantage, say you lock up a condo in a certain area. Call your rep, get a list of all absentee owners in that zipcode of condos. Google their names and start making calls or send them a mailer.

Personally I think anyone new should just lock up whatever the hell they can (especially if its vacant) to get used to the next steps in the wholesaling process. So, when you get that smoking deal you are ready to push it and get top dollar.

Kudos to Mike, he did it just right. He trusted his gut and went for it. Before any other rules you must know your market and how people are operating in it. Good for you!
