If the entity/property is insured and sufficiently capitalized (regardless of whose capital), then it should be able to withstand SHTF.

However, there is a reoccurring mold problem in the bathroom, because the exhaust fan gets disabled, because they don't like the noise (seriously.....the noise....how long are you in the bathroom for) when they shower.What kind of leverage do I have on a tenant like this, considering they know how to disable the fan (just pop off the vent cover and the plug is right there).

I did send a mass text reminding all my tenants when rent was due, because the law students were so exhausted, they'd just forget to hand me the check that was sitting on their desk.
