Law students are exhausted.  

If the entity/property is insured and sufficiently capitalized (regardless of whose capital), then it should be able to withstand SHTF. 

However, there is a reoccurring mold problem in the bathroom, because the exhaust fan gets disabled, because they don't like the noise (seriously.....the noise....how long are you in the bathroom for) when they shower.What kind of leverage do I have on a tenant like this, considering they know how to disable the fan (just pop off the vent cover and the plug is right there).

I did send a mass text reminding all my tenants when rent was due, because the law students were so exhausted, they'd just forget to hand me the check that was sitting on their desk.  

Also, I'd like to think my Intel team is better than most and will lead me to an owner, person with standing, heir or claimant that will dance with me for a little dough.

Try paying down a 165k home, its way to exhausting.

Screens don't withstand jumping dogs or kids who bang on them.

I did learn, though, that law students are responsible, but exhausted.  

I'm just remembering how exhausting being a stay-at-home mom is, and I only had one. 

The worst thing they ever do is forget to pay the rent with the check they already wrote out and is still on their table because they're exhausted lol.
