It doesn't even have to be funny, just something to break the ice and set a friendly tone-start talking to them as if you've known them forever.

Sorry to sound like a whiner but things haven’t gone too good lately and this morning was the icing.

Let ICE do their job.

We require it and have collected a couple of times (tenant caused fire, tenant failed to remove snow and ice and third party had slip and fall).

You have to be ice cold to make it in this game sometimes.

There are three ways you usually remediate charring.  1) Replace 2) Dry ice blast or 3) Seal (but not with paint)

Alot of these people are tired mosttly frustrated, and have nothing to lose...That one old guy who sits in his recliner seat all day watching Jerry Springer has nothing to do all day, and hes the one that will take you tot he cleaners...Its along the same line as predatory sales tactics.My advice would be to stay away from forclosures completely, unless you have some who is qualified (like a lawyer, or forclosure specialist ect...) to break the ice for you, then bring you in as a wholesaler...But even thats scary...There is tons of different type oof leads to market too...

I'm selling my ice cream business and looking to  flip houses with other money or learn anything new that can make me some cash to go fish and surf!
