O has been good, but its emphasis on retail space makes me think it might be more exposed to economic developments (tariffs, increasingly online retail) than good ol' fashioned residential real estate. 

You’re spot on—online reviews can only go so far, especially when you’re remote and need people you can trust.

I’m in north NJ and was just looking online at properties in Allentown as I read that  it was a good investment area and it didn’t make sense to me.  

Other times, it’s just lack of experience—they’re pulling outdated figures from online sources or just guessing.Experienced wholesalers usually avoid putting out a rehab number altogether, and for good reason.

Buying properties Sub to sounds great on paper but in my opinion there are way too many variables here that could go wrong when using this strategy especially when the buyer and seller aren't seasoned and don't really understand what they are signing off on.The strategies that some of these online content creators talk about are best used in transactions between sophisticated investors.

I don't know much about cults, but if I were looking for a specific buyer type I'd try to network with them by going to meetups and posting online.
