There are some good ones in Central PA that are run by some good people and the knowledge and contacts that you'll meet is well worth the price of admission (which is free)!

For anyone else interested in one of these seminars, here's my take:  I found the initial 3 day seminar worth the price of admission, although I didn't take the premium lifetime membership they were selling (they spent about 20-30 minutes on the sales pitch, and the rest was pure information, and gave me a lot of notes that I can use for starting points for research).  

I invest in LR from overseas, its doable but not essay... you need a team on the ground which you can trust to manage the property and take care of rehabs if you plan to buy and rehab.Did you consider buying turn key ?

I likely do not have sufficient tax returns at this point to qualify for a conventional loan, I have recently graduated and am now pending admission as an attorney - as a result my income has been limited to that of summer positions during school.

Plus it will put you in an environment rich with like minded individuals and that alone is worth the price of admission given the time you'll spend with them.
