I found both my 4-plexes just by nosing around.  

They were in my service area so I got plenty of nose time 1000 feet or less from the plant and on hot, still days it was rank. 

My wife's nose is more sensitive than mine - she always tells me when she smells gas.

My concerns are:  Higher turnover (its basically an apartment), exit strategy (Is anyone going to purchase a fractured condo?) 

That being said, I would argue that I would turn my nose at a deal that would lower the quality of my life.

Some of the more common symptoms that people who have been exposed to black mold experience are dizziness, migraines, rash, coughing, nose bleeds, blood shot eyes, vomiting, chest pains, fevers, and possibly even death.

Factor that into your next BRRR.I call BS on a contractor threatening to report their own work to the city... they'd be cutting off their nose to spite their face.

No SE taxes, you just use schedule E for filing taxes unless you are providing substantial services.

They are going to deny it but if you smell it as well trust your nose and out they go.
