This includes (but not limited to):-Quiet Hours-What spaces can and cannot be used-Guest policy (make sure to limit days in a row and in a month)-Pet policy (even if you don't allow pets, if someone has an ESA animal, it would be good to have guidelines in the event they surprise you with one, otherwise you are SOL and of course take into consideration fair housing laws)-How is trash put in the cans (in bags, not just thrown in) and when can trash cans be taken to the street and put back-How is the late free structured (one time flat fee or a daily fee)2.

The first time we rented from them our neighbors were selling meth and leaving bags of meth and dirty needles all over the complex.

The first time, I had done maybe four deals before going full time, did 40 some mixed bag of deals, before crash.

Don’t get rid of upper cabinets - open shelving is not a better option in a kitchen, because there is no place to hide the mess of boxes, bottles, bags, etc, which are not visually flattering.  

how you guys get up 2-3 hours before work is beyond me lol...here's mine:6:50- Alarm/Snooze button7:05- Snooze again7:14- Actually wakeup7:16- Eat whatever is closest to reach in kitchen7:18- brush teeth7:21- Get Dressed7:23- pack gym bag, laptop, etc7:28- spend 5 minutes looking for keys, wallet, and/or phone7:50- be in desk at work

It's him holding the bag.  

The better salesperson will almost always be more successful then one who just can't sell their way out of a paper bag  :)

@Tim Richardson if you are just starting out, one of the most important tools in your bag should be a strong W2.
