These types of properties if a down turn hits end up in serious financial trouble because investor stop paying  association dues - get foreclosed upon and those that still own are left holding the bag of paying off all these association due

I dealt with a similar situation, but in my case it was with the tidiness of outdoor areas for two, neighboring houses.House A was not pleased, because their neighbors they were not diligent and quick about getting rid of trash bags on the curb and back porch.

I’d avoid sublease arbitrage unless you’re compensated for risk with higher rent, a corporate guarantee, and clear default remedies; otherwise you could be left holding the bag if they walk.
