3 Month AirBnB Rental

We have a guest staying at our property currently that has asked to stay from November-March. They are in town working on a solar "farm" project.  We already have reservations in November and December and can't really cancel those, but will consider renting  Jan-March.  Will see condition of the property when they check out before green lighting a longer term stay.  We self manage and even clean it ourselves, so a longer term guest would make our lives easier.  

A couple questions to those experienced.  I've heard to not rent more than 30 days due to the fact renters could have tenants rights.  Was thinking about doing 28 day max rental so they would be 3 separate reservations.  Also, can I put a different cancellation policy on these reservations so they can't cancel last minute and we could be left holding the bag with the dates being blocked from January-March.  Also, how much should we charge?  We pocketed $1900 on average for each month Jan-March last year.  Should we do $2k per month, I think that is reasonable and this is the slow time of the year (we are in the Midwest).   Thanks in advance for all the insight!

3 different 28 leases may not be much protection if they don't leave between 28 day stays.

Just have a LTR lease that is attorney approved to protect you.

I would get payment upfront for stay also along with adequate damage deposit unless you think Airbnb will really protect you?
