There has to be a duty of the city to serve you with the lawsuit so you have a chance to defend yourself, though. 

How will you defend them...body guards? 

It's going to be between $25-35 dollars or so when combined with the amounts the other defendents settled for. 

I've certainly stepped out and defended some newbies from more experienced people in that situation, but I think the experienced members also realize there's a level of weariness that comes from a general question that's been asked a thousand times.

Banks, not a chance as banks have enough power to defend themselves and win, housing industry is a perfectly fragmented industry working under significant regulation and licensure, ripe for directive. 

But I like to mentor and defend new investors - as I've seen lots of abuse in the turn key property "industry."

What I have to coach them on is that I'll write as low of a low ball offer as you want to right, but we need to be able to defend it.
