Really the main risk when inheriting tenants is that a) they have a long lease in place thats under market rent and b) the tenants are poorly managed and do not know the procedures of your company. 99% of the time people are genuinely nice and just want to continue living in their current home.

I was genuinely trying to figure out her "financial picture" to understand if she can afford the rent.

I asked if she was aware of their history when she rented to them and she said she was.They seemed like pretty genuine people.

I don't plan on doing this job forever anyways though.Not trying to sound like I'm attacking, I genuinely appreciate the advice.

@Shawn Burns I would ask them to fill out an application only once they have had a showing and are genuinely interested in renting the property.

If you treat people with simple honestly and kindness and respect, with a genuine desire to help them find the best deal for them, they will send their friends, family and acquaintances to you. 

I have date/gps time stamped photos from before move in and after.

People can usually tell if you're being genuine.  

When it comes to these types of situations, be observant on how the contractor decides to handle things... it can be a big tell on whether or not they are genuine and are someone you should consider working with in the future!
