Which leads me to my next one...Overbuilding - If the status-quo in the neighborhood is a basic kitchen w/ particle board cabinets, your all granite and stainless super-huge kitchen with induction stovetop on the middle island and solid maple cabinets isn't going to double your rent to levels you see in better neighborhoods.
