Which leads me to my next one...Overbuilding - If the status-quo in the neighborhood is a basic kitchen w/ particle board cabinets, your all granite and stainless super-huge kitchen with induction stovetop on the middle island and solid maple cabinets isn't going to double your rent to levels you see in better neighborhoods.

My bank also required a mold/particle test since there were definite mold issues pre-rehab. 

The worst part is that they all had particle board for the subfloor and all the bottom plates below the windows were bad because of aluminum windows.

This tenant has said they cannot put any toilet paper in the the toilet or any food particles down the sink as it will clog the system.

Keep in mind, every time you walk inside of your home you drag in micro particles of lead.

Although carpet does hold onto particles more than a hard surface, sweep twice with a heap filter sweeper.

It's not particle board.

I have a home with the old particle board stuff called Masonite.  

I don't know why its so hard to find bathroom vanities not made of particle board, especially in smaller sizes.

I don't think my tenants would know the difference between brazilian cherry and particle board.
