If it's truly  4.75% it means mortgages will be that 5.5%-6% for primaries-- so anxiously looking but undecided and likely still unqualified for a lot of buyers who have increased DTI, less downpayment, and with  YoY house price increases in 2023.This will make sellers see 5.5% as attractive to swap(relative to 7.5%) and put theirs on the market, not understanding buyers still can't really buy.

@Dawn BrenengenMy interpretation is that he is undecided on what he wants to do(move back in or to sell).Yes, if he moves back in - there are added complications with section 121 exclusion as there is qualified / non-qualified use.I would personally sell the property and take advantage of the full exclusion.

But the reason why I'm undecided on the cash out is that they are willing to offer me 60K for the cash out, plus 100K for the heloc plus another 80K for the LOC, a total of 240K which is possibly more than I need.
