That way you kind of hedge your bets (aka Risk/Reward).Self Storage is historically Recession-Resistant as it has everything to do with Death, Divorce, Down-sizing, Dislocation, etc. - things that are prevalent in normal times and certainly, in not-so-normal-times, too.However, RV & Boat Storage is similar but different, in that approx 1 out of 10 folks in the USA rents a Self Storage Unit, and that is not the case with Boats & RV's; hence it being a much more niche strategy. 

Is it just that much of a killer deal that you can't resist?

There was a fair amount of gang activity there which caused quite a bit of trouble for a lot of the developers there initially but once they started hiring a lot of them and getting them off the streets, the resistance has improved a fair amount.

And I recommend market here, as we have very diverse economy growth that is almost resistance to any one type of recession.

I would recommend Kansas City because I live here but have intimate knowledge about the history and the job market and what makes it so recession resistant. 

FWIW Costco has some new products in, a solid vinyl plank and "24 hr spill resistant" laminate.
