The point I am making is the decision the GP makes is circumstantial and very specific to the fact pattern of their particular deal and to tie back to my first post in this thread, who that decision maker really is is important.

"All inclusive" is a marketing tool.If I had good utility usage history from the utility company (2 years) and could see predictable patterns, I'd use them in my cash flow calculations and wouldn't have any trouble making an offer on such a property.

Also, I would suggest taking extra caution with our local wholesaler community, I think Columbus' thriving market is bringing out some pretty bad patterns.

After going through all the replies to this post, it seems to be a recurring pattern that people start here to achieve financial independence only to learn that RE investing offers such a plethora of ways to make a living that can appeal to all types of personalities (introverted, extroverted, narcissistic, obsessive-compulsive *haha) and in the end they find they would prefer to continue down the RE path.I wouldn't say so much that people here on BP get 'stuck in the cycle' as much as people here on BP end up discovering something about RE that they are truly passionate about - it's a beautiful thing!

So while population patterns matter, it's the underlying WHY to those population results that matter by far most, population #'s are more just a result of those why's, and it's those why's that will say if it's an inclining potential, declining, or lateral.
