Ive done collections for 16 years prior to now, so if she wanted your address, she could google you and within a few minutes find your address, so I'd just give her your address. she clearly is stressed if she has court issues. typically I like to take the path of least resistance.

That's less than a fraction of seasonal flu.I really wanted to avoid the back and forth on the subject, whether this whole crisis is justified or not, and focus on the impact, but can't resist... especially living in LA, where we have less than 10 fatalities in this mega city, in 3 months and they still closed everything and sent 30% of the residents to unemployment.

I lived through the crash of 08 to 2011 in the lower end rental markets and I ended up foreclosing on 200 plus homes.. when financing dried up ( and I am not predicting this will happen again so no one flame me) but when it did.. values of these rentals in the mid west crashed HARD..

I'd wait until the market hits a floor resistance and starts going up then getting in rather than trying to time it.Else, you could be sitting frustrated with losses for 12 months and tempted to sell

It's very possible with $20k but I think its risky.. yes you can use FHA and leverage 30x buying power but things can be great and also go sideways.. it can easily cost $20k to remedy an issue.. education definitely helps you get there with the least path of resistance

They also diversify into numerous recession resistant asset classes, and across the country, to again reduce the risk of any single class or area of the country having problems.There are also a ton of DSTs that also offer triple net leases, but if you look behind the scenes at all the fees, they are almost always pretty outrageous (and in my opinion, only justifiable if you are doing a 1031 exchange, and the tax savings offset the fees better).
