We have lived rent free that whole time, currently equivalent to about $40k/yr in rent, and now have around $100k cashflow before non-routine maintenance and repairs on a rent roll of over $200k, with a net worth of around $4m.Number of doors is not everything.

It's on the job training.Yeah, what was supposed to be a 30 minute routine visit was a 5 hour experience.

All the best to you that's great not to one up you but since I build new construction my % nets are all routinely 100% or more in less than 12 months.. 

They know how to find every little thing and know what stuff cost to get done, but you should always be able to get it done for slightly less (10%).Its more work to "set up a team", but holy cow is it an amazing feeling to have a routine to most aspects of your business.

We already are able to outsource the vast majority of routine maintenance one we have a property stabilized.tldr; It takes us six months to get a property stabilized to the point where all we have is 'routine' maintenance. when I bought a bunch of this stuff.. during reno I always replaced the waste lines.. to the street if they were not PVC and been done recently.. number one issue is when people start living there and sewage gets backed up..

I plan to line up a reliable handyman for routine maintenance calls, and to have the names/numbers of reliable electricians, plumbers, hvac people for the times they're needed.
