I think we are actually saying the same thing, reserves are required no matter what, the question is method for repair/replacement provider either home warranties bundled service (electrical, HVAC, plumbing, etc.) with set reoccurring payments that includes their administrative fees or individual trades (electrical, HVAC, plumbing, etc.) at competitive pricing at time repair/replacement is needed that will also include their services fees.

There are several custodians you can work with and there are several types of fees( I've been quoted anywhere from $1,500-$4,995) to go along with them and reoccurring costs to keep to keep these funds compliant.

Well that was until I called code enforcement the house had $90k in liens and violations one lien was reoccuring which accumualated daily.I attempted the recondiseration but it would have been reconsidered at 10% of the liens so $9k plus $1,100 in non-negotiable fees and $1,250 non-negotiable for code enforcement violations. and the violations only stop after you have proven to the code enforcement officer that the repairs causing the lien were completed.
