For everyone referring to the great recession as a "once in a lifetime" event and thinking you'll never have to deal with that again, this is the same flawed logic as having your house flood when it's in a 100 year flood zone and thinking that you won't have another flood for a century.

Plus it's easier to get a heloc on your primary than a rental.If I had the 200k available to pay this mortgage off, get a heloc for 80% or 90%, then take that money out and use it for investing, essentially I have the same amount of money if not more, and a heloc on my primary that will be a rental soon enough, and I can pull from in the future again for investing.Has anyone done this or see any flaws in my thinking?

Some were bashing the technique saying that it doesn't work and that it is all smoke and mirrors with flawed math, while others seemed like snake-oil fanatics claiming it will pay off your loan in under 7 years and that everyone else "just doesn't understand".

Jeff C.The contract should say the seller is delivering good title.Your title company should be doing a title search to uncover any problemsAnd you should be getting title insurance to cover any unforeseen problems.Different title companies have different views.
