But there are interesting fun vibes here at BP when specific people interact, I can even predict what they're going to say and what these two folks going to debate ;-) , the forum is like a fruit market, where everyone is throwing their opinion and then for an answer that you're looking for, you write down that answer in your brain. 

If you ever get sued, and a contingency based attorney looks at your property, and doesn't see a note attached, that is a low hanging, ripe fruit.

I've been told by numerous tenants basic things of what to do and not to do when going there, like carrying, blend in with a simple car, dress casual, racial things, etc.

Education is great but sometimes we make ourselves lifelong students and look back and have every degree known to man but no real fruit to show for it.

you should've taken it off the mls and relisted a lot sooner. price slashes will only make you look desperate. the pictures are making the house look too cold and not bright enough, imho. not a fan of tile in the living area. it just blends with the hole house. also, your bathroom counters look cheap. granite would've made it look better and cost marginally more. you already got enough feedback as is, so I can only wish you to sell this asap, even if you have to break-even or take a small loss. 

That's why i always hope that people in their 20's, 30's and maybe early 40's read here on BP and take action so they can have the freedom to decide what to do with their most valuable commodity "time" and not having to exchange it for money.I also like that I will not be dependent on any government programs when i decide to dial back my work hours and switch to growing exotic fruit. :-) 

@Klint Ruud this is not a fruitful question because most of us would answer this based on what we would do which is related to our goals, experience, resources, investing strategy, etc.

And maybe expanding your radius to nearby towns etc. also the low hanging fruit on the MLS sometimes is stuff on market at a certain price but knowing your numbers and making a lower offer.

It's riskier, but can be quite fruitful.
