My 2 cents is that, considering you have the capital and SFR experience, it may be in your best interest to do your first deal on your own or with 1-2 other experienced partners, even if it's on the smaller side (10-20 units).Not only does this allow you to start building a track record for potential investors, but it also allows you to cut your teeth a little before you put other people's money at risk.

This was really great for keeping me organized- it allows you to automatically send bills, add payments and also has time sensitive features baked in (for example a late fee applied on day 5).

Now that you can adjust the sensitivity of the humidistat, you can compensate for this to some degree.  

The laminate blade has teeth that cut downwards as opposed to "normal" jigsaw blades which cut upwards.

I would only say skip college if you had a great plan or opportunity that was time sensitive.

Congrats on getting into the industry and for cutting your teeth on wholesaling.

If this happened at night , all you can see are my eyeballs and teeth floating in mid air.

Or when a Realtor may be so busy that getting an answer from them within a short time is like pulling teeth.

Better qualified tenants have more options, so they are more sensitive to price/amenities.

Also, the broker has to pull teeth from the seller to get real information.
