I'm currently reading How I Turned $1,000 Into 5 Million In Real Estate in my Spare Time, a classic book in the 1980s by William Nickerson, which is the best book on real estate investing I've ever read.

We all get to the point where we outpace our business model and then we end up scrambling around finding all the spare bits we bit off when we shouldn't have.

I have said this on several forums and to dozens of people, but it falls on deaf ears.i do max my TSP ($19K) and backdoor Roth ($6K) because I have the capital to spare and have nothing better to do with it (against my better judgement).

Is there a way to make it more compact and easier to read?

I'll spare you that math, but TLDR is to be honest with the IRS about your income, and if you've got one-time rehab expenses then keep all receipts/invoices. 

I store spare appliances in a storage building. 

I currently work from a spare room, watching educational videos (usually 1, no more than 2 hours a day) then I work on marketing and following up leads until I have spoken to at least 20 people.
