Some years ago we partnered with a hard working young woman recently divorced & we acquired some properties together.

I Even got turned down on a HELOC on my own home after being told I qualified for $250K.Don’t think it didn’t occur to me that despite apparently meeting all the requirements, being a single woman didn’t somehow enter into it.So I too have decided not to bother with banks.

The case that was quoted above wasn't a situation of normal rent increasing it was a case where I bought a property and the woman was paying 50% market rent and when I took over i raised her to 75% market rent and told her in 6 months I was going to raise her rent again to get her to 90%.

I would much rather have a businessman or woman stay in one of my units for 3 - 6 months versus constantly turning the unit every 2-7 days.

This is a little out of the box but I thought I would throw it out there anyways...

I feel a lot of times when people are going after their dreams of being a success in business and investing they often negle...

I have talked to a couple of retired investors that both said the industry has never been so one sided then today, and no one helps unless they get something instead of for the love of the industry that made them rich, but not knocking  learning material at a price but the person behind the program because most of them are not for you make sure before you spend your last dime do your home work on the man or woman selling it or teaching it, for reasons there are good and bad people in every industry in the world.
