Zoning Codes allowing ADU's are U-SU-A1, U-SU-A2*,U-TU-B, U-SU-B2*,U-TU-B2, U-SU-B1,U-TU-C, U-SU-C2*, U-SU-C1, U-RH-2.5, U-SU-E, U-SU-H1, U-RH-3A, U-RH-3A.  

Would I sell to someone that will bu it as-is free and clear, or will I sell it to someone that wants a bunch of stipulations in the contract, bring a rehab crew into my house, under my homeowners insurance... in hopes that they can rehab my entire property and find a seller in the time it takes for his loan to close, which is never 100%?

i just received this "potential lead" minutes ago  ( Providence, Rhode Island), its a 2 building property, one unit is a 3 family and the other one, one family, he tells me that in the 1 family we cannot go in an see because he has a tenant under section 8 and is going thru the eviction with the court. the other 3 unit house is vacant due to renovation he was working on it and seems to stop. told me hes not desperate to sell bu, but i know my fellow Dominicans lol, hes a avoiding a low blow from me on the price.im looking to see if i should wholesale this to a landlord, seller finance (he owns free and clear) or hard money lending so i can fix and hold. wow!

I have found that you do learn by your own mistakes, but it's cheaper to learn bu someone else's.

I graduated from BU last year and am looking to purchase a multifamily to rent to students.
