I've heard of Pace Mobey (which seems pretty self driven with modules which isn't what I want) and the creative finance playbook by Joe and Jen Dellefave (which I'm interested in, but lacks a quantity of reviews and also is over 10k to join.)

Hey Ruslan, it's obviously all depending on the age and consistency of maintenance of the property and equipment, but most likely plumbing issues with leaks and clogs needing to be snaked, roof leaks especially around certain openings like vents and skylights, HVAC issues like filters needing to be changed and duct cleaning, and even silly things like smoke alarm battery changes that some tenants likely call about.

There have been a couple times I was convinced we were getting less than 5 stars (a couple dog hairs found on a bedsheet or a tv remote with a dead battery) but we ended up getting 5 stars and I think it was all those little touches that added up to something greater than the mistake.
