I’m glad to be here, and I’m looking forward to learning from others while sharing what I’m seeing locally.Here are a few observations from my side:In Phoenix, the model works best where floor plans allow for simple bedroom conversions, tenant demand is strong, and zoning is not a big obstacleRents in this space have stayed solid even while the luxury rental market has softenedNationally, PadSplit recently crossed 25,000 units in 25 cities and secured $40M in Series B funding, which shows how much demand exists for workforce housingFor those of you in other markets, are you noticing similar trends with shared housing or workforce housing?

Listen conversations and ask simple questions like, "what do you like and dislike about your neighborhood".  

Most are conversions of long time assets with little emphasis or regard for aesthetics.

While I use a management company now; before, I was self-managing and found that: Roomies, Zillow, Google, were all ok but Facebook and PadSplit was the best for conversion. 

Biggest challenge is building a consistent pipeline, but every connection and conversation brings me closer to closing my first deal.

The real goal here is conversation.

For the past 10 years I have been installing doors for a big box store full time, but this allows me to be in 15 to 20 different neighborhoods daily.

I have not used any of these companies but turnkey is going to be much more expensive than you doing this yourself.You could buy good used furniture from 2nd hand stores or FB marketplace.
